The marketplace is changing before our eyes.  Environmental consciousness, energy efficiency and lifestyle are driving the new models for development.  We believe that “New Urban” is fast becoming more than just a catch phrase and its concept of creatively integrating residential and commercial uses will become a driving force even in suburban markets.  The influence of the “Baby Boomers” (born 1946 to 1964) is having an unprecedented impact on real estate development.  This cohort group has already proved to be far more diverse in their consumer tastes than past generations.  This diversity has given rise to new sciences like “Psycographics” which can measure consumer preferences at a far greater depth than simple demographic comparison.  At Spicewood Development we continue to innovate and grow with each project and with the rapidly changing marketplace.

 

Our Capabilities

 

We are a local company with 30 years of experience in land, multi-family and mixed use development.  Our strength is in the depth of our organization.  Land development, vertical construction, marketing and sales are all managed by our employees resulting in a high degree of execution and cost control. 

 

We can handle land development projects of any size.  Our residential construction capabilities range from a single family home to four story structural framing over a concrete podium.  Commercially we can build up to 5 stories.  We have experience with and understand the economics of retail and office projects.

 

Our Interests

 

Our greatest interest for new projects is in high density/low maintenance residential communities and mixed use developments with a vibrant residential for sale or for lease component.

 

Our assistance and expertise can be utilized in a variety of ways.  We have an entrepreneurial mindset and always look for the intrinsic value in a project.  Our overhead requirements are low and we prefer to see our largest returns generated through the success of the project which makes us an excellent joint venture partner.

 

If you have a project requiring an immediate need to recover capital we are a prospective buyer.  We have made recent offers on projects that range between $3.5 million and $30 million.
